grab-realestate.com and grab-real-estate.com are owned by Grab Real Estate Co., Ltd registered in the Kingdom of Thailand and headquartered in Bangkok. Through-out this page and elsewhere on this Website Grab Real Estate Co., Ltd, (grab-realestate.com), (grab-real-estate.com), us, we and our are all synonymous with and are referred to as Grab Real Estate.

We reserve the right to change these Terms and Conditions at any time. You should print a copy of these Terms and Conditions for your records (there is a 'print' option near the bottom of this page). You should check back regularly to see if the Terms and Conditions have changed as they will be effective from the next time you access this Website or the services and your continued use of this Website and the services shall indicate your acceptance of any change. Definitions

Account	The user account you set up when you register on this Website
Content	any text, advertisement, image, graphic, sound, video, film, logo, information or other materials
Partner Channels	Individuals and/or organizations who have a partnership or branding relationship with GRE for release of media such as, but not limited to, magazines, newspapers, press releases, marketing collateral/handouts, other websites and/or portals and online social media platforms
Personally Unacceptable	unlawful, harmful, threatening, abusive, defamatory, libelous, invasive of another's privacy or in violation of their legal rights, stalking, harassing, degrading, intimidating, hateful towards an individual or group of individuals including on the basis of religion, gender, sexual orientation, race, ethnicity, age or disability
Professionally Unacceptable	impersonating any person or entity, including, but not limited to, an employee of a company you are not an employee of or falsely stating or otherwise misrepresenting your affiliation with a person or entity infringing any patent, trademark, trade secret, copyright or other proprietary rights of any party, or content that you do not have a right to make available under any law or under contractual or fiduciary relationships affiliate marketing, link referral code, junk mail, spam, phishing, chain letters, pyramid schemes, illegal service or the sale of any items where the sale of which is prohibited or restricted by any applicable law, including without limitation, items, or services which are prohibited or 'regulated' by law without license xx xx xx xx

Inquiries

When you make an inquiry with us, in person, by phone, by e-mail, by completion of an online form, or by downloading from this site, we may collect and retain some of the information you give us. The information you give us will only knowingly be kept and used by us (and our partner and agent network - as may be applicable). Your contact details and/or the information you give us will not be given freely or sold to any other parties without your consent.

Contact information provided through an inquiry may be used for distribution of related information via a mailing list administered by us or one of our authorized partners and/or agents. All e-mail and fax correspondence to you will give you an option to remove yourself from that mailing list and describe how to do so.


Listings

Grab Real Estate offers two types of listings - free and managed. These terms and conditions apply to both unless stated otherwise.

When you list with Grab Real Estate, we will collect and retain some of the information you give us. The information you give us will only knowingly be kept and used by us (and our partner and agent network - as may be applicable). In cases where you agree to other agent participation in the sale, some of your details may also be provided to other agents (not in our network) who have agreed to abide by our 'Co-Broker Agent Agreement'. Your contact details and/or the information you give us will not be given freely or sold to any other parties without your consent.

Additionally and specifically, when you list with Grab Real Estate, you will be required to digitally (or otherwise in writing) declare:

• you have proper authorization to submit the listing, including, as appropriate, the copyright of images and IP ownership rights to the listing description,
• the information you provide us is correct at the time of submission,
• if details of the listing change such that any of the details submitted become inaccurate, false or misleading, that you will alter the details via your dashboard (in the case of free listings) or alter the details via your dashboard or advise your agent in writing (in the case of managed listings) within 5 working days,
• you will not advertise the listing yourself and/or allow any other party to advertise your listing at a price lower than you have the listing advertised in Grab Real Estate,
• you will report when the listing is sold, leased, withdrawn or otherwise becomes unavailable via your dashboard (in the case of free listings) or via your dashboard or notification to your agent in writing (in the case of managed listings) within 5 working days of it becoming unavailable,
• you will allow Grab Real Estate to continue advertising your listing in the 'sold, leased and withdrawn' section of the website for a period of up to 90 days after it is reported as sold, leased, withdrawn or otherwise becomes unavailable.
• you understand that failure to comply with these Listing terms and conditions may result in suspension or removal of one or more of the following: your listing/s, your user account, your services (paid or free), in and at the sole discretion of Grab Real Estate.

If you are not willing or able to agree to these specific Listing terms and conditions and abide by them, do not use Grab Real Estate.

Listing Information

There are various levels of access to this website providing users with more data and information. If you seek and/or are given user level access to this site, you will be required to digitally (or in writing) agree to:

• disclose whether you are an Agent, Broker or are acting as an agent or broker for the purposes of using the data and information to sell and/or rent a business, commercial land or investment we have listed

In these cases, you will be required to read, understand and agree to our 'Co Broker Agent Agreement', our 'Non-Disclosure' policy, only use the data and information for the purpose it is provided, and not copy or provide the data and/or information to another party without our express approval in writing.


Services

Various services are offered in this site. When you enquire about or engage us for these services, we may collect and retain some of the information you give us. The information you give us will only knowingly be kept and used by us (and our partner and agent network - as may be applicable). Your contact details and/or the information you give us will not be given freely or sold to any other parties without your consent.

Website Advertising

Advertisements throughout Grab Real Estate are paid advertisements. They are identifiable by an advertisement number below the advertisement image. Grab Real Estate does not necessarily endorse or recommend any advertisement in this site nor the content revealed by the hyper-link. Responsibility for the content and the hyper-linked page belongs to the advertiser.

If any advertisements in Grab Real Estate are considered inappropriate or lead to a 'dead link' or lead to a page that is substantially different to what the advertisement image suggests, there is a report advertisement link next to the advertisement number which may be used to report the advertisement. The decision to leave the advertisement in place or remove it is at the sole discretion of Grab Real Estate.

Advertisement images in Grab Real Estate are not to contain any content showing nudity or expressing hatred, violence, racism, obscenities or otherwise distasteful content. If the content of an advertisement hyper-link is found to reveal images and/or content as described above, the advertisement shall be removed by Grab Real Estate. Misleading links (revealed content that is substantially different to what the advertisement image suggests) and 'dead linked' advertisements may also be removed by and at the absolute discretion of Grab Real Estate.

Advertisements in Grab Real Estate are made available for periods of 90 sequential days at a time. You can check availability of and order an advertisement space by clicking the advertisement number under the image. While advertisement spaces may be ordered ahead of their start date, advertisements will not be displayed until payment has been received. Advertisers cannot change the advertisement image and/or hyper-link once the advertising has commenced and during the period of advertising. If the advertisement is removed (either at the advertiser's request or because the advertisement and/or link content is deemed by Grab Real Estate as not complying with the Website Advertising terms and conditions described here), there will be no pro-rata refund for any period of 'unused' advertising.

Downloads

We endeavor to ensure all downloads from Grab Real Estate are safe and free from virus or malware.

There are some instances, where, in order to download a file from us, you will be required to provide us with certain information. If you choose to provide this information in order to download the file, we may collect and retain some of the information you give us. The information you give us will only knowingly be kept and used by us (and our partner and agent network - as may be applicable). Your contact details and/or the information you give us will not be given freely or sold to any other parties without your consent.
